The last option and probably the best is to get a wireless access point that has wireless bridge capabilities built in. This will act as a repeater taking the signal from one side and repeating it out all sides. Then you can put it in the TV Room1 so that you can extend your coverage.

This will not fix the problem on the first floor. Signals get blocked between floors because of the wiring and duct work. You will need to get a (Outlet Bridge or a Cable Bridge) so that you can use you houses internal wiring to get the signal downstairs. Then you can hook up another Wireless Access Point down stairs.
Get a directional antenna. You are losing half of your signal to the outside of your house. Imagine that the signal is coming out of the antenna on all sides making a circle. Half of it is going out side. With a directional antenna the signal only comes out of one side increasing the distance.
